How to get Tax Declaration for your House | Improvement | Building

NOTE: Process, Fees and Requirements may vary depending on which Municipality..

1. After securing Tax Declaration for the Land and paying all the corresponding Real Property Taxes, you can now proceed to this document.

2. Go to Office of the City Assessor as shown below. Gather all the documents relating to the construction of the "Property" (House | Improvement | Building) such as Construction Receipts, Bill of Materials, Occupation Permit, Location Map, etc.

3. Municipal Assessor will schedule for the ocular inspection of the property so be aware that someone from the Assessor's Office will come in but don't worry they will inform beforehand. They may take some pictures, ask questions and make some measurements. This is needed for the computation of "Assessed Value" to be written in Tax Declaration.  In case nobody was in the property the time it was inspected, they may require you to submit pictures of the Property like facade, rooms, kitchen, ceilings, porch and other areas esp. when multiple floors involved.

4. In case, construction receipts and other documents mentioned in item 2. they will require you to submit a notarized Affidavit stating that you misplaced those documents. Some questions will be; when did the Property started to build?, When did it end? What are the materials used? Did you secured permits? and so on..

5. After the interview, an assessed value will be presented in writing. Estimated fees will be informed.  This includes fees and penalties if applicable. Mine is about P10,000 for the past 3 years..

6. You will be directed to go to a particular window in Real Property Tax office.
"Notice of Assessment" will be issued.

7. When cash for payments are ready, proceed to Property Tax Order of Payment will be issued from another window.

8. Proceed to Office of the City Treasurer. "Statement of Account" will be issued. Here you can see the amount to be paid and you will be instructed to pay in cash.

9. Proceed to Real Property Tax Office and submit the paid documents. Here your Tax Declaration "Declaration of Property" will be issued finally!

10. If you opt to have a "Tax Clearance" and CTC of the Tax Declaration, proceed to the Cashier | Miscellaneous counter and pay for the fees. P50 for Tax Clearance and P100 for the CTC.

11. There you have it!

How to Renew Non-Professional Driver's License

1. Go to nearest LTO office. In this case, Las Pinas.
2. Get Medical Checkup form in the Insurance Building then fill it up
3. Submit this form together with your current license ID at the window designated inside.
4. Wait for your name to be called. Prepare for medical fee of P200.
5. When called, proceed to Medical Room for checkup(Mainly eye checkup)
6. Proceed to window 11 and fall in a loooong line. You will be given an form and ask what is your intention if it is renew only, student permit, change records, etc..
7. Upon receiving the forms from window 11, proceed to window 21 for evaluation. Then wait to be called in window 16 or 17..
8. In window 16, photo of you will be taken and an electronic signature.
9. Wait for your name to be called in window 20 then pay P418 for renewal fee.
10.  Wait for your name to be called in window 22 for the release of OR.
NOTE: your current ID will not be returned to you! Use OR as shown in the below image! Does this mean we can borrow someone's ID? because there is no Photo in it??  hmmm... unless the officer will ask for other ID's with photo in it..

This time no ID available. Wait, wait, wait, wait for your ID. Call, call, call .... until such time ID is finally available to be issued.. 3 years validity only. ! not 5 years a instructed by Pres. Duterte....
11. Put your new OR in jacket then go home and pray for ID release soon!

How to check if a business is registered to SEC(Securities and Exchange Commission)

DTI vs SEC:

Department of Trade and Industry (DTI) This is where you register if your enterprise is a single proprietorship. The agency will issue a certificate of registration of business name. Securities and Exchange Commission (SEC) If your enterprise is a partnership or a corporation, this is where you will register.

So we focus on SEC.
1. Go to SEC search page HERE.

2. Click on the "Proceed >>>" on the lower right portion.
3. Input Company/Corporation/Business name in the box provided in *Enter Company Name:

4.  Click on whichever is suited in Company/Corporation/Business name your looking.
5. Click the "Search" button.
6. The business name should appear below the image below;

2016 Real Estate Appraiser Exam Result

April 2016 Real Estate Appraiser Licensure Examination results released in six (6) working days

The Professional Regulation Commission (PRC) announces that 1,271 out of 3,794 passed the Real Estate Appraiser Licensure Examination given by the Board of Real Estate Service in Manila, Baguio, Cagayan De Oro, Cebu, Davao, Iloilo, Legazpi, Lucena, Pagadian, Tacloban, Tuguegarao and Zamboanga this April 2016.
The members of the Board of Real Estate Service who gave the licensure examination are Dr. Eduardo G. Ong, Chairman; Florencio C. Diño II and Rafael M. Fajardo, Members.
The results were released in six (6) working days after the said examination.
Starting April 27, 2016, registration for the issuance of Professional Identification Card (ID) and Certificate of Registration will be done on-line. Please go to www.prc.gov.ph and follow instructions for initial registration. Those who will register are required to bring the following: duly accomplished Oath Form or Panunumpa ng Propesyonal, current Community Tax Certificate (cedula), 1 piece passport size picture (colored with white background and complete name tag), 2 sets of documentary stamps and 1 short brown envelope with name and profession.
All registrants are likewise required to submit an original copy of Surety Bond for three ( 3 ) years (with certificate of good standing from the Insurance Commission), minimum amount of which is P 20,000.00, with the Professional Regulation Commission (PRC) as Obligee. For government employees, no Surety Bond is required, but instead, submission of a notarized original Certificate of Employment showing that such appraiser license is an eligibility requirement of his/her employment from their respective offices.
Successful examinees should personally register and sign in the Roster of Registered Professionals.
The date and venue for the oathtaking ceremony of the new successful examinees in the said examination WILL BE ANNOUNCED LATER.

How to file eBIR FORM 2551M Monthly Percentage Tax Return Offline

What is Percentage Tax?

1. Download the latest offline eBIRForms HERE. Always use the latest version of the package.
2. Double click the shortcut created at the desktop.





3. Input necessary information marked in RED.
4. Select BIR FORM 2551M - Monthly Percentage Tax Return in the List of BIR Forms then click Fill-up.
5. Pop-up message will appear then click OK.
6. Click on "Calendar". Some information are Auto-filled. 
7. Click on "ATC".  Select PT010.
8. Input Taxable Amount.  Just leave it "0" if no transaction..
9. Click on "Validate" to check if all required information is valid.
10. Click on "Edit" if you need to modify. Then Click OK after.    
11. Click on "Submit / Final Copy. Then Click OK.
12.  TOSA Pop-up will appear. Click "Agree"
13. Submission complete pop-up will appear then click OK.
14. Open the inbox of your registered email address after few minutes to check for Confirmation Email.
15. That's it! Do not forget the 
"FOR RETURNS WITH PAYMENT"
Please print this e-mail together with the RETURN and proceed to pay through the Authorized Agent Bank / Collection Agent / GCASH or use other payment options.

2016 Real Estate Broker's Exam Result

February 2016 Real Estate Broker Licensure Examination results released in five (5) working days.

The Professional Regulation Commission (PRC) announces that 5,499 out of 9,749 passed the Real Estate Broker Licensure Examination given by the Board of Real Estate Service in Manila, Baguio, Cagayan de Oro, Cebu, Davao, Iloilo, Legazpi, Lucena, Pagadian, Tacloban, Tuguegarao and Zamboanga last February 2016. The result of examination with respect to one (1) examinee was withheld pending final determination of his liabilities under the rules and regulations governing licensure examination.

The members of the Board of Real Estate Service who gave the licensure examination are Dr. Eduardo G. Ong, Chairman; Florencio C. Diño II and Rafael M. Fajardo, Members.

The results were released in five (5) working days after the said examination.

Starting March 14, 2016, registration for the issuance of Professional Identification Card (ID) and Certificate of Registration will be done on-line. Please go to www.prc.gov.ph and follow instructions for initial registration. Those who will register are required to bring the following: duly accomplished Oath Form or Panunumpa ng Propesyonal, current Community Tax Certificate (cedula), 1 piece passport size picture (colored with white background and complete nametag), 2 sets of metered documentary stamps, 1 short brown envelope with name and profession and submission of Original Surety Bond, minimum amount of which is P 20,000.00, with the Professional Regulation Commission (PRC)/Housing and Land Use Regulatory Board (HLURB) as Obligee. Successful examinees should personally register and sign in the Roster of Registered Professionals.

The date and venue for the oathtaking ceremony of the new successful examinees in the said examination WILL BE ANNOUNCED...

Why should I pay Real Property Tax "Amilyar" in Advance?

Republic Act 7160 "The Local Government Code of 1991".
It has 130 pages, let's get to TITLE II - "Real Property Taxation"

Section 197. Scope. - This Title shall govern the administration, appraisal, assessment, levy and collection of real property tax.
Section 198. Fundamental Principles. - The appraisal, assessment, levy and collection of real property tax shall be guided by the following fundamental principles.... blah blah blah....

The first time I heard of the word "Amilyar" was when I was in high school days and I don't give a d**n..!  Just focused on my flying kite and pigeons!! haha!

It's been more than a decade since I acquired my first real property here in Bacoor City, Cavite.  Since then, I paid my real property tax or what we call "Amilyar" and yes I must admit that I was a delinquent tax payer due to ignorance! Until I myself became a licensed Real Estate Practitioner... it is worth knowing how it works in detail..

Today, I paid my RPT - Real Property Tax in ADVANCE for the first time!!! yeah!


I paid my RPT for the year 2016.. So, what???

Here in our municipality, they give 20% discount if you pay in advance!
But in other municipalities, it varies.  I heard in Taguig, they give 20% discount if you pay before the year ends as well. In Makati, 10% discount before January 20.  In QC, 20% discount before Mar 31... Better go to your Municipal Treasurer and ask about it.

So why shouldn't I pay in advance? Maybe if I'm completely broke? No time maybe? not a significant amount of money? or I don't care at all..!

Payment is easy. Anyone can pay for you.
1. Get your previous receipts(Official Real Property Tax Receipts). That way you can estimate how much will you pay.

Receipt for House and Lot, Receipt for Lot Only, Receipt for any Improvements, etc. and Receipt for EPSF(Environmental Protection and Sanitation Fee) and other applicable fees..
 - if you don't have or lost receipts, you can just bring your TD's (Tax Declarations) of your properties(both House and Lot).
- if you have nothing, go to Assessor's Office then ask on how to have them..

2. Prepare CASH! :)

3. Go to Municipal Treasurer with the receipts and cash!

4. Get a queue number and get a coffee(here in Bacoor City, FREE brewed coffee was there!)

5. Say Hi to the person in charge and say "I'll pay in advance" then smile.

6. Go somewhere to enjoy your 20% discount!

Do not be Delinquent on paying RPT - Real Property Tax!
Late payments will incur penalties of 2% surcharge per month up to a maximum of 72% or 36 months!

You may be shocked if your beloved property appears in the list of delinquent tax payers and AUCTIONED to the public!
